The Spanish NPL market in data
Spain holds one of Europe's largest stocks of non-performing real-estate-backed debt and a mature industry of servicers, funds and law firms that trade it. InversionNPL publishes the only open, continuously updated dataset on the retail side of that market — individual positions rather than portfolios — computed on 38,470 live assets, 593,027 proprietary market comparables and 5,335 BOE auctions. Data as of 21 August 2026.
What an NPL is in Spain
A non-performing loan is a mortgage loan more than 90 days past due (or unlikely to be repaid in full). Banks sell them to third parties at a discount; the buyer steps into the lender's position — the claim (principal, interest, costs: the "OB") and the mortgage security — and recovers through a judicial auction, adjudication of the property, assignment of the award (cesión de remate), a deed-in-lieu (dación en pago) or a negotiated settlement. The buyer does not buy the property.

Who trades Spanish NPLs
Banks sell portfolios to institutional funds in private, invitation-only processes (seven-figure tickets). Servicers manage portfolios on behalf of banks and funds and place individual positions and repossessed properties (REOs). Law firms run the foreclosures. Investment platforms such as InversionNPL open individual positions to non-institutional investors with the analysis (collateral value from comparables, coverage, stage, court timing) and the legal processing included.

According to InversionNPL's NPL Observatory, the median discount of the loan price to the estimated market value of the collateral is around 47.9%, computed on loans with a known sale price; it rises with collateral value and falls as coverage improves.
Can a foreign or retail investor buy Spanish NPLs?
Yes. Portfolios are institutional, but individual positions can be bought through servicers or platforms; the assignment is signed before a Spanish notary in the investor's name and the foreclosure is conducted by lawyers on the investor's behalf. Taxes: stamp duty (AJD) on the assignment and transfer tax (ITP) if the property is later awarded.
