Terms of Use

Conditions governing access to and use of the InversionNPL platform. The full subscription contract is set out in the General Terms and Conditions.

Last updated: 17 September 2026

Purpose and acceptance

These Terms govern access to and use of the InversionNPL platform (the "Platform"), available at inversionnpl.com, owned by ORENES & ASOCIADOS ABOGADOS-CONSULTORÍA LEGAL, S.L.P., tax ID B05560313, with registered office at Avenida de la Libertad 5, 1.º A, 30009 Murcia (Spain) (hereinafter, "InversionNPL" or "we").

By browsing the Platform you accept these Terms. By registering you additionally accept, through separate checkboxes, the General Terms and Conditions, the Confidentiality Agreement, the Legal Service Terms and the Code of Conduct, which you can read in full on the "Terms and conditions of purchase" page and which prevail over these Terms in the event of conflict.

Description of the service

InversionNPL is an information and intermediation technology platform that publishes opportunities in non-performing mortgage loans (NPLs), foreclosure sale rights, auction agreements and properties from financial institutions and funds, on behalf of their owners.

The Platform offers, among other things: a catalogue of assets with technical files (location, procedural status, encumbrances, reports), analysis and valuation tools, an AI-based virtual assistant, training and, in the plans that include it, legal services provided by the owning law firm itself.

InversionNPL is not a financial institution, an investment services firm or an official auction portal, and does not provide personalised financial advice. Mortgage loans and NPL portfolios are not financial instruments for the purposes of MiFID II or Law 6/2023, so the activity does not require CNMV authorisation.

Registration and account

Only persons over 18 may register. The data you provide must be truthful and up to date. At sign-up you will state whether you are contracting as a consumer or as a professional; that statement determines the applicable regime (withdrawal, jurisdiction and limitation of liability).

The account is personal and non-transferable. You are responsible for the confidentiality of your credentials and for all activity carried out with them.

If you breach these conditions or the Code of Conduct, we may suspend or cancel your account in accordance with the procedure in the General Terms and Conditions (reasoned notice and a 72-hour period for objections, except where a serious and imminent risk requires immediate precautionary suspension).

Plans, prices and renewal

The Platform has a free plan and paid plans (monthly, annual, lifetime and add-ons). All prices are shown in euros, VAT included, before payment.

Monthly and annual plans renew automatically for equal periods unless you cancel the renewal before expiry from My account → Billing, with no calls or emails. You keep access until the end of the period already paid. For the annual plan we will remind you of the renewal and its amount by email at least 15 days before the charge.

The lifetime plan is a one-off payment, with no renewal, valid for as long as the Platform is operational, with the right to a proportional refund provided in the General Terms and Conditions if we cease activity of our own accord within the following five years.

We may change prices for new subscriptions and future renewals, never during a period already paid. Any price change applicable to a renewal is communicated in the prior reminder.

Right of withdrawal

If you contract as a consumer you have 14 calendar days from contracting to withdraw without giving a reason, by notifying [email protected] or using the form in Annex II of the General Terms and Conditions. We will refund you by the same means of payment within a maximum of 14 days.

Exception: if at sign-up you tick the box for immediate start of performance, the right of withdrawal is lost from your first actual access to the extended catalogue or to confidential information (arts. 103.a and 103.m TRLGDCU). If you withdraw before that first access, the refund is in full.

The first subscription includes a 24-hour free trial: if you cancel within that period you are not charged anything. The right of withdrawal does not apply to professional users.

Permitted use and confidentiality

Asset information is confidential and is provided solely so that you can assess investment opportunities. The following is prohibited:

The full scope of these obligations, their duration and the consequences of breach are set out in the Confidentiality Agreement included in the General Terms and Conditions.

Intellectual property

The Platform, its code, design, texts, databases, trademarks and content are owned by InversionNPL or its licensors and are protected by intellectual and industrial property law, including the sui generis database right. Access does not entail any transfer of rights beyond the personal use provided for.

You may link to the public pages of the Platform provided that no non-existent relationship is implied and no framing techniques are used that conceal the origin of the content.

Risk warning

Investing in NPL credit and in assets arising from mortgage foreclosure involves significant risks: uncertain court timelines, the possession and occupancy status of the properties, encumbrances, auction outcomes, debtor solvency and market developments. You may lose all or part of the capital invested. Past or estimated returns do not guarantee future results.

The information published is for information purposes only and does not constitute investment recommendation or personalised advice. Any investment decision is the sole responsibility of the person making it.

Liability

InversionNPL provides the service with the professional diligence required, but does not guarantee uninterrupted availability of the Platform or the absence of errors in the content, which comes largely from third parties (assignors, public registries, the BOE auction portal, the Land Registry/Cadastre).

Towards professional users, InversionNPL's total accumulated liability arising from the provision of the service is limited to the amount paid in the twelve months preceding the event giving rise to it. Towards consumers, the mandatory statutory regime of the TRLGDCU applies.

Nothing above excludes or limits liability for wilful misconduct or gross negligence, for damage to life or physical integrity, or any right that the law grants consumers as non-waivable.

Amendments

We may amend these Terms for legal, technical, security or service-improvement reasons. Substantial amendments affecting registered users will be notified by email at least 30 calendar days in advance. If they significantly disadvantage you, you may terminate the contract before they take effect with a proportional refund of the unused period.

Complaints, governing law and jurisdiction

Customer service: [email protected] · +34 606 31 13 56. We respond to complaints within a maximum of 15 working days. Official complaint forms of the Region of Murcia are available to consumers who request them through the same channels.

These Terms are governed by Spanish law. For consumers, the competent court is the one determined under procedural and consumer law, without express submission. For professional users, the parties submit to the Courts and Tribunals of Murcia. InversionNPL has not adhered to any alternative consumer dispute resolution scheme; consumers may turn to consumer services and the Consumer Arbitration Boards of their autonomous community.
